Town of Sharon and Village of Sharon Springs on US Rt. 20 and NYS Rt.10 in the Sharon Springs School District. Sharon Springs is a busy village with a bank, post office, two gas stations, at least two restaurants, Bassett Health Clinic and many other businesses on US Rt. 20 and is only about 45 miles west of Albany, NY. Cobleskill has a lot of places to go shopping and is 10 miles south of Sharon Springs on Rt. 10.
Directions from Exit 29 of the NYS Thruway at Canajoharie: Take NYS Rt. 10 south nine miles to the traffic light in the Village of Sharon Springs. Turn left on US Rt. 20, travel east 4/10 mile and Lot 1 begins on the right about 250 ft. past the Coastal Gas Station and Log House store. There is a driveway that enters the field by the right front corner of Lot 1 as well as a barn.

Lot 1 is 51.912 acres consisting of 7+ acres of field in the village of Sharon Springs, 12 acres of Clausen Pond, and 33 + acres of mature mixed woods on the hill behind the pond. Lot 1 has 380 ft. of frontage on Rt. 20.
Lot 1 has commercial-business zoning back to approximately 200 ft. from Rt. 20 and residential zoning behind that to approximately 800 ft. from Rt. 20. Behind the residential zoning is open space zoning on the rear of Lot 1. Open space, or O-S zoning, requires a minimum of 15 acres for a house. Lots 3, 4, 5, and 6 are completely in O-S zoning.
A business could be built on Lot 1 in the front and a house behind that in the field zoned residential. Lot 1 has a beautiful view of Clausen Pond from the field.

Lot 6 has 893 ft. of road frontage. Lot 5 has 416 ft. of road frontage. Lots 5 and 6 contain mostly mixed hardwoods with a field in the middle about 900 ft. from the road with a beautiful view to the west of the hills in Otsego County. Lot 4 has 29.959 acres of mostly hardwoods with a high crest of a hill at 1560 ft. elevation. Lot 4 has 322 ft. of frontage on Rt. 10 and a nice view from the front of the lot.
With any of the six lots in Clausen Estates, the owner will be able to cut firewood indefinitely from his or her own woods to heat a home.
Clausen Estates has protective covenants that prohibit single wide and double wide mobile homes. Any new home must have a minimum of 1000 sq. ft. of living area, exclusive of basement, garage and open porches. Unregistered vehicles must be kept in a garage or barn. No gasoline powered water craft are allowed on Clausen Pond.
